We’ve sold a brownfield site in Kaltenkirchen in the Segeberg district of Schleswig-Holstein as part of a new joint venture. The plan is for a cross-docking centre spanning 26,000 square metres to be created in partnership with GARBE Industrial Real Estate GmbH. Construction is scheduled to start halfway through the year.

The plot is in need of some serious work before that can happen. It’s a brownfield site, which means it has been developed previously. The demolition of the existing, abandoned halls is already underway. Both joint venture partners will be investing around EUR 39 million into the project.

Kaltenkirchen is between Hamburg, Kiel and Lübeck, on the northern outskirts of the Hamburg Metropolitan Region. The town is a matter of minutes away from the A7 motorway, which connects it to Flensburg in the north and Hamburg and Hanover in the south. The Henstedt-Ulzburg junction is around four kilometres away. The journey to Hamburg Airport is 30 kilometres, while the Port of Hamburg is 45 kilometres away. There are direct public transport links too, with the Kaltenkirchen-Süd train station a mere 400 metres away.

The plans for the plot feature a new build spanning around 26,000 square metres in total, including office space, communal areas and a mezzanine. 24 dock levellers and four ground-level sectional gates will be installed on site. Solar panels will be fitted to the roof. Construction work is scheduled to finish in the second quarter of 2023.
